Underrepresented developers face significant barriers to success due to systemic challenges, including a lack of access to generational wealth, networks, and well-resourced communities. Additionally, stringent financial requirements such as net worth, liquidity, and guarantor demands, alongside the need for pre-development funding, make entry and growth in the real estate industry difficult for these underrepresented groups. With less than 1 percent of American real estate development firms owned by underrepresented individuals, the disparity is stark.
Our fund recognizes that technical expertise alone isn’t enough. Developers are often required to risk significant personal capital just to explore a project’s feasibility. Pre-development costs create major hurdles for many, and working capital is essential for these firms to sustain themselves until projects generate returns. By providing access to capital and resources, we can help close the gap, enabling underrepresented firms to thrive, transforming communities and fostering economic growth.
